Are your clients longing for a home update but just don't have it in the budget? Fortunately, there are many ways to give the home an impactful refresh without breaking the bank. In fact, there are several projects that can be done for less than $100. Try one or two of the following to give the house a facelift, if the property is getting ready to be listed.

1. Paint the front door. One of the simplest design refreshes that can be done for the cost of a can of paint is change the color of the front door. Since this update is fast and affordable and therefore easy to change up, feel free to experiment with a bold color, such as red, bright blue or sunny yellow. A new coat of paint on the front door goes a tremendous way when it comes to curb appeal.

2. Add lighting to the closet. While there may not be room for a fancy walk-in closet, give the existing closets a luxurious feel by installing motion-activated strip lighting to the clothes rod. Add a motion-activated light inside a wardrobe for added sophistication.

3. New cabinet and drawer hardware. Replacing the kitchen or bathroom cabinets is a pricey endeavor. If that's not in the budget—or not necessary because the cabinets are still perfectly good—try just replacing the door pulls and knobs. This affordable upgrade may seem small, but the impact is great. With the variety of styles and finishes to choose from, new cabinet hardware can instantly modernize and personalize the kitchen or bathroom.

4. Add trim to the walls. Make a room look brand new by adding trim or moldings to the walls. For a handy person, this is an inexpensive project. Use molding to frame artwork and mirrors and take the design a step further by painting the molding a shade or two darker than the wall color.

5. Upgrade the light switches. Nothing changes the vibe of a room quicker than lighting. So a great inexpensive home improvement is to switch out the light switches for dimmer switches. At around $20 a switch, gain instant atmosphere in the most important rooms of the home, such as the dining room, living room and bedroom.

These simple fixes are proof that you don’t need to break the bank when remodeling your home.
